Moving to Merritt Market Stats for November 2024
Closing the Year Out Strong For Buyers and Sellers
Compared with the fever pitch of November that saw 19 sales, December was expectedly a little slower with only 9 home sales in the Merritt area. When the first snow starts to fly is usually when we see things start to cool off in Merritt, but 9 solds for the month is still a solid outing given the colder winter months bust literally and figuratively. There was a good spread of houses sold during December including two above the $650,000 threshold which is good news for sellers of more expernsive homes in the Nicola Valley. Of the 9 sales in the month of December, 5 of them were under $300,000 which shows affordable housing is still leading the way.

Options Galore for Buyers
With the average days on market hovering around 72 days, if you're a buyer you have the option for patience and time is on your side. Don't feel you need to rush your decisions, but if you do find something you like don't be afraid to put an offer in. During these winter months sellers are often more open to negotiation than they would be in the warmer months and warmer markets.
Keep The Rose Tinted Glasses On
With the dawn of a new year, comes new opportunities and some buyers like to hold out until the calendar turns to make decisions after the holidays. January will be a good barometer to see where we are heading in 2025. I expect we should see an uptick in activity and solds.
