Q3 2026 Real Estate Market Update | Merritt, Logan Lake & Kamloops
Q3 2026 Real Estate Market Update: Merritt, Logan Lake & Kamloops District
The average-Joe version: what actually happened, what it means, and whether anyone should be panicking.
If you want the Q3 real estate market summed up in one sentence, here it is:
The market slowed down, buyers got pickier, prices mostly held, and Merritt quietly had a better quarter than a lot of the region.
That’s the headline.
No “market crash.”
No “houses are flying off the shelves.”
Just a slower, more selective market where buyers are taking their time and sellers have to be realistic.
Kamloops & District: The Big Picture
Across the entire Kamloops & District region, 660 homes sold in Q3 2026, down 5.7% from the same quarter last year.
Those sales accounted for $399.4 million in total dollar volume, which was down 9.5% year-over-year.
There were also:
-
1,277 new listings, down 7.2%
-
1,404 active listings at the end of September, down 2.2%
So while fewer homes sold, there also weren’t dramatically more homes flooding onto the market.
What does that mean in normal English?
Buyers are cautious.
They’re looking.
They’re booking showings.
They’re writing offers.
But they’re also much more willing to say:
“Nah, we’ll wait.”
And if you’re a seller, that can feel a little like dating someone who keeps saying, “I really like you, I’m just not ready for anything serious.”
The Q3 report also notes more offers are being written subject to the sale of the buyer’s current home, which creates longer chains and occasionally causes deals to fall apart when the first domino doesn’t fall.
The Market Is Taking Longer
One of the clearest changes is simply time.
Average selling times are now more than 20% above 2019 levels.
In other words, even properly priced homes can take longer to sell than sellers have become accustomed to over the last several years.
That doesn’t necessarily mean something is wrong with the property.
But buyers sometimes assume:
“If nobody bought it yet… what’s wrong with it?”
Which is why presentation, pricing and marketing matter even more in this kind of market.
Kamloops & District by Property Type
Detached Homes
Detached homes remain the backbone of the market.
In Q3:
-
347 sales
-
Benchmark price: $659,100
-
Price essentially flat at -0.1%
-
59 days to sell
-
663 listings
The interesting part is that detached sales were down almost 5%, yet pricing barely moved.
That tells us sellers generally aren’t desperate to sell, and buyers haven’t gained enough leverage to create major price drops.
Townhouses
Townhouses were actually one of the stronger segments:
-
95 sales, up 3.3%
-
Benchmark price: $510,300, up 0.9%
-
61 days to sell
-
Inventory up 16.2%
There are more townhouses available, though the report notes strata fees are becoming a bigger factor for buyers when they calculate monthly costs.
That $400 or $500 monthly strata fee feels a lot different when you realize it’s basically another small car payment.
Condos & Apartments
Condos had a tougher quarter:
-
69 sales, down 15.9%
-
Benchmark price: $366,900, down 0.8%
-
82 days to sell
-
Inventory: 191
Not disastrous.
Just slower.
Merritt: Quietly Bucking the Trend
Here’s where things get interesting.
While the broader region slowed, Merritt actually saw detached sales increase.
Merritt Detached Homes
In Q3:
-
23 detached sales
-
Sales up 4.5%
-
Benchmark price: $451,300
-
Benchmark price down 2.8%
So Merritt had more homes sell, but at slightly softer pricing.
That’s actually a pretty healthy combination for buyers and sellers.
Buyers are getting some negotiating room.
Sellers are still getting deals done.
And importantly, the report says Merritt sales were up 23.5% year-to-date, one of the stronger performances in the region.
What does that tell me?
Merritt is still attracting buyers.
Affordability is likely a big part of that.
When the broader Kamloops detached benchmark is $659,100 and Merritt is sitting at $451,300, you’re looking at a difference of more than $200,000.
That gets people's attention.
Especially if you're coming from Vancouver, the Fraser Valley, or even Kamloops itself and you're asking:
“How much house can I actually afford?”
Merritt Townhouses
Townhouses had a noticeably stronger quarter:
-
5 sales
-
Sales up 66.7%
-
Benchmark price: $329,600
-
Price up 2.0%
Now, five sales isn't exactly the New York Stock Exchange, so don't get carried away with the percentage.
But it does show there’s demand at the more affordable end of the Merritt market.
Merritt Apartments
Apartments remained quiet:
-
1 sale
-
Benchmark price: $276,100
-
Price down 1.3%
With only one sale, I’d take any dramatic conclusion here with a very large grain of salt.
Possibly an entire salt shaker.
Logan Lake: Slower Quarter, Still Affordable
Logan Lake had a quieter Q3.
Detached Homes
-
10 sales
-
Sales down 37.5%
-
Benchmark price: $455,000
-
Price down 3.4%
That looks dramatic at first glance, but remember: Logan Lake is a small market.
Going from 16 sales to 10 produces a big percentage change even though we’re only talking about six fewer transactions.
Prices softened slightly, but there’s nothing in these numbers that suggests the bottom fell out.
Logan Lake Apartments
-
4 apartment sales
-
Benchmark price: $173,700
-
Price down 1.4%
That remains one of the lowest-cost entry points in the broader region.
For first-time buyers, retirees or investors, that price range can still make Logan Lake worth a look.
Merritt vs Logan Lake vs Kamloops
Here’s the cleanest comparison.
Detached benchmark prices at the end of Q3:
-
Kamloops & District: $659,100
-
Merritt: $451,300
-
Logan Lake: $455,000
That puts Merritt and Logan Lake about $200,000 below the broader regional benchmark.
And that is still the biggest story.
Not whether prices moved 1%, 2% or 3% in one quarter.
It’s the fact that people who are priced out of larger markets can still look at Merritt or Logan Lake and realistically consider a detached home.
Why This Matters for People Coming From Vancouver or the Coast
If you live on the Coast, there’s a good chance $450,000 doesn't get you anywhere near the detached-home conversation.
In Merritt or Logan Lake, it does.
For some buyers, that can mean:
-
A detached home instead of a condo
-
A yard
-
A garage or shop
-
More bedrooms
-
Less mortgage
-
More access to lakes, trails and recreation
-
And possibly spending slightly less of your life staring at brake lights
There are trade-offs, of course.
Smaller communities mean fewer amenities, fewer job opportunities in some industries and a different pace of life.
But for buyers who value affordability, outdoor access and space, the numbers continue to make Merritt and Logan Lake worth considering.
What Does Q3 Mean If You're Buying?
This is probably a pretty reasonable market to be a buyer in.
You've got more time.
You're less likely to be forced into a decision after a 12-minute showing.
Conditions in offers are normal again.
And because buyers are cautious, there can be opportunities to negotiate.
The report specifically notes that softer competition may create opportunities for first-time buyers that simply weren't available during the pandemic market.
That doesn't mean every seller will accept your offer of $80,000 under asking because “the market is slow.”
Nice try, though.
What Does Q3 Mean If You're Selling?
The buyers are there.
But they're selective.
And they're patient.
The biggest mistake sellers can make in this market is assuming:
“Let's just start high and see what happens.”
What can happen is your listing sits.
Then buyers start wondering why it hasn't sold.
Then you reduce the price.
Then they wonder what's wrong with it even more.
Fun!
Homes that are well presented, properly marketed and realistically priced are still selling.
The gap between the good listings and the “we'll just throw it on MLS and see what happens” listings is getting wider.
The Q3 2026 Average-Joe Takeaway
If you only remember four things, remember these:
1. Kamloops slowed down.
Sales across the region fell 5.7%.
2. Prices didn't collapse.
The regional detached benchmark was essentially unchanged.
3. Merritt actually had a decent quarter.
Detached sales increased 4.5%, and year-to-date Merritt sales were up 23.5%.
4. Affordability remains the Merritt and Logan Lake advantage.
Detached benchmark prices around $451,000-$455,000 remain roughly $200,000 below the broader Kamloops & District benchmark.
So no, the sky isn't falling.
And no, we're not back to putting a house online Tuesday and reviewing 19 unconditional offers Wednesday.
We're somewhere in the middle.
And frankly, a boring real estate market might actually be a healthy real estate market.
