November 2025 Market Update: Merritt, Logan Lake, and Kamloops
If you’ve been following my monthly market recaps, this one will feel familiar: prices in our area are mostly stable, sales are a bit slower than last year, and buyers are getting more breathing room – but we’re nowhere near a “crash.”
1. Big picture: Kamloops & District
Across the whole Kamloops & District region in November:

168 homes sold, down slightly from last year.
-
Total dollar volume was just over $102 million, actually up a touch year-over-year.
-
Active listings sat around 1,100, basically flat, but new listings were down, which is normal as we head into winter.
By property type across the region:

Single-family homes: benchmark price about $660K, up roughly 2% from last year.

Townhomes: around $505K, down a bit year-over-year.
-
Apartments/condos: roughly $367K, basically flat.
Homes are taking longer to sell than they did a year ago, which lines up with what we’ve talked about all fall – this is a slower, more “normal-feeling” market compared to the sprint of 2021–2022.
2. Merritt: Still one of the region’s value plays
For Merritt specifically in November:

7 single-family sales

Benchmark price: about $463,500 for a detached home

That price is up just under 1% from last year – basically sideways.

Townhomes and apartments each saw 1 sale, with benchmarks around the low-to-mid $300Ks for townhomes and mid-$200Ks for apartments.
What that means in plain language:

Prices aren’t running away, but they’re also not falling off a cliff.

Merritt is still considerably more affordable than the Kamloops region average single-family price in the mid-$600Ks.

Buyers typically have more choice and more time than they did a couple of years ago, but the good, well-priced homes still move.
If you’re buying in Merritt, you’re shopping in a market that rewards patience and preparation: get your pre-approval in place, know your numbers, and be ready to act when the right home hits.
If you’re selling, pricing sharp to the current market (not last spring’s) and having your home show-ready – repairs, decluttering, great photos – is what gets results.
3. Logan Lake: Small market, steady prices
Logan Lake is always a “small sample size” story – one or two sales can swing the percentages – but here’s what November looked like:

3 single-family homes sold.

Benchmark price: about $466,700, up just under 2% from last year.

There were no townhouse or apartment sales recorded in November, but benchmark values for apartments are still tracking in the low $170Ks.
What that means on the ground:

Logan Lake continues to offer affordable detached homes compared to Kamloops, with price points similar to Merritt.

Because there are fewer listings at any given time, the right home can still move quickly, especially if it’s updated, has a garage/shop, or suite potential.
For buyers looking at Logan Lake, it’s less about “how hot is the market” and more about being ready when something that fits your wish list appears, because there just aren’t that many doors to choose from.
4. What this market means for you
If you’re buying in Merritt or Logan Lake

Expect more time to think and less bidding-war chaos than we had a couple years ago.

You can often negotiate on price, dates, or conditions, especially on homes that have been sitting a while.

Focus on monthly payment comfort rather than chasing the absolute lowest price – rates and product types still matter more than most headlines let on.
If you’re selling

Buyers are picky. Condition and presentation matter.

Pricing even 2–3% above where the market actually is can push you into the “stale listing” category.

The good news? When you’re priced right and show well, there are qualified buyers out there – the overall dollar volume in the region proves people are still moving.
